Dear Member,

On the members’ pages you can access pdfs of some of the plans for the new ground. We are providing these so that you can view them and comment on them.

As you know we are on a very tight timetable and in order for us to progress as quickly as possible we are aiming to submit our planning application by early September. As such we ask that you make any comments you may have on the layout and plans by next week - Wednesday 25th August. We will have further plans available following that.

Please note the following information:
1. These plans have been developed in response to consultation with both members as well as local residents and key stakeholders.
2. As you know we are restricted by the following factors: space (the amount of land available); cost (a total budget of £3.5m); existing facilities on the site (notably the sports hall); local resident needs; and planning regulations. All of the plans should be viewed in light of those restrictions.
3. Alongside these restrictions, there are also a whole host of requirements that the ground has to meet to qualify for league and safety criteria - from the size and number of changing rooms, to provision for first aid, to numbers of seats and the rake of terracing. The stadium is designed to meet Conference requirements, with relatively easy upgrading to League Two status.
4. The members’ feedback from surveys in 2009 and 2010 as well as members’ meetings and consultation events have very clearly prioritised us having a large function room/bar area; a large covered terraced end; a main stand with both seating and standing; and community sports and function facilities. These plans include all of those aspects but also attempt to make the building as flexible as possible in terms of use - which is a key factor in us delivering our community benefit as well as raising revenue.
5. It should be noted that the large function space on the first floor is dividable so that it can be used for a number of different functions at different times. Whilst on a match day this can serve food and drink, on a non-match day these might include large functions, small and large parties, receptions, meetings, conferencing, education sessions of our community programme etc. Other rooms will be more normally be used for things such as community activities. The provision of cafe and office space is to provide revenue for the club and the needs of potential site users.
6. In terms of overall layout we have had to find a solution in which we can provide a renovated/integrated sports hall; a ground of 5000 capacity; a 3G community/practice pitch; a club house providing the facilities we need. As such, this is the only orientation that is possible.
7. Plans are still developing. We are currently going through exercises looking at cost; environmental concerns; exterior and public realm design; planning requirements etc.. As such, some of what is provided here is likely to change.

We welcome your comments, but please bear in mind the restrictions that we are delivering the ground under. We will issue further plans as we move toward a planning submission.

Finally, none of this happens without you. Your continued support and engagement is vital. We need £3.5m to deliver the ground. Of that we need to raise £0.5m from the Development Fund and £1.5m from our Community Shares offer. That offer will be launched in early September and will require everyone to get behind it and get their friends, families and workmates behind it. As Margy said in our first ever year - ’this club can go as far as the fans take it.’
